Selling in July has its own rhythm, and as an agent who’s seen plenty of summer markets, I want to share what really works.

Make sure your curb appeal is a top priority. Lawns grow fast in July, so keep them neatly trimmed, add fresh mulch, and consider a pop of color with potted flowers. Little touches help buyers see the home as move-in ready.

Inside, it’s all about comfort. July can be sweltering in many places, so keep your home cool for showings. Buyers linger longer when they’re comfortable. If you don’t have central air, consider running window units or fans before the showing. I always tell sellers to declutter more than they think is necessary. Summer light streaming in really shows everything, good and bad. Clean windows, pared-down decor, and clear surfaces make your home feel airy and spacious.

Pricing is another key conversation I have with my clients this time of year. July buyers are serious, but they’re also savvy. I always suggest looking at very recent comparable sales, not just what’s been on the market.
